Uban pointed out that in <br />comparing the townhome development to single-family, <br />there would be less hard surface with a townhome <br />development, less disturbance of the shoreline, no <br />docks, and the townhome development would perform much <br />better environmentally for the lake. The townhomes <br />would meet a market need and add to the diversity of <br />housinq stock in Little Canada. <br />Pedersen pointed out that Little Canada does not have a <br />significant number of homes over $200,000 in value, <br />therefore, a single-family home development of this <br />type would also add to the diversity of the City's <br />housing stock. <br />Uban pointed out that the townhomes would be in the <br />$200,000 plus range. <br />Scalze pointed out that a townhome development for this <br />site has not been proposed in Vadnais Heights. <br />Uban reported that the townhome development works best <br />on the Little Canada property due to the natural <br />amenities of the site. Uban reported that the Little <br />Canada site is more difficult to develop because of the <br />grading that would be required as well as the <br />significant number of trees. Uban also pointed out <br />that the City would have control of the site through a <br />homeowner's association. <br />LaValle stated that everyone is concerned with the <br />environment. LaValle pointed out that the long-term <br />residents of the area bought their property relying on <br />the R-1 zoning of the north side of the lake. If the <br />property owners in the area are sayinq that they can <br />live with an additional 10 or 12 docks on the lake, <br />that was fine with him. LaValle stated that based on <br />the feelings of those residents, he could not support <br />the rezoninq to R-2. <br />Uban reported that they have met with some of the <br />residents, and there was not universal opposition to <br />the townhome development. Uban pointed out that the <br />Planning Commission has recommended in favor of the <br />rezoning and townhome development concept, and the Park <br />& Recreation Commission was shown how the development <br />6 <br />
