A <br />sedimentation pond would be created to improve water <br />quality before it gets into the lake. <br />Uban again reported on the type of people who would be <br />interested in purchasing these townhomes, that is, <br />people without children and those not interested in a <br />lot of maintenance. Uban felt that the townhome <br />development would add to the diversity of housing types <br />in the City. Uban pointed out that the townhomes would <br />be very upscale. Uban felt that the townhome <br />development performed much better than single-family <br />and works well environmentally for the lake. <br />Pedersen pointed out that the Council had this same <br />discussion in June, and asked what significant chanqes <br />have occurred since that time. <br />Uban reported that the developers have worked to ensure <br />that the townhome proposal performs better than a <br />single-family home proposal would. Uban reported that <br />the developers have worked with the neighbors and the <br />Park & Recreation Commission, reviewed information and <br />answered questions about R-1 versus R-2 development, <br />and kept the coordination between Little Canada and <br />Vadnais Heights going. Uban felt it important to <br />consider how the R-2 development treats the lake and to <br />note that the townhome development would provide a <br />housing style that is needed in the community. <br />LaValle felt the plan proposed by the developers was <br />gorgeous, but noted that it is not the plan preferred <br />by the adjacent Little Canada property owners. LaValle <br />also commented that a townhome development is <br />apparently something that Vadnais Heights does not want <br />as well. LaValle stated that he was not interested in <br />the townhome development unless the circumstances that <br />existed the last time this was considered have changed <br />drastically. <br />Uban stated that to his knowledge, Vadnais Heights is <br />not against a townhome development. Vadnais Heights <br />wants to have public access to the lake, and that is <br />their prerogative. Uban reported that the developers <br />thought it would work well to have the park located <br />between the two developments and have both cities <br />5 <br />
