SA also understands that a gas station/convenience <br />store at this location is workable based on the <br />information presented. <br />Pedersen asked if SA would be willing to limit the site <br />to right turns only. <br />Mueller replied that SA would consider the limitation, <br />but he did not believe it would work since drivers will <br />violate the restriction. Mueller felt that during peak <br />hours, drivers will use whatever method works best for <br />ingress and egress of the site. <br />Pedersen asked if SA was planning a 24-hour operation. <br />Mueller replied that they are requesting a 24-hour <br />operation. <br />Scalze pointed out that it is the turns in and out of the <br />site which are the problem. SA would generate 2,500 <br />vehicle trips per day to the site, while a full-service <br />restaurant would generate 800. <br />Mueller pointed out that the property value of the site <br />is very high, therefore, the site is not affordable to <br />many businesses. A fast-food restaurant is a <br />possibility, but a fast-food restaurant would generate as <br />much traffic and this traffic would be more concentrated <br />during the peak hours than the SA traffic would. <br />Van Wormer estimated that a MacDonald's would generate <br />between 2,500 and 3,500 vehicle trips per day which would <br />be concentrated during the Noon hour and P.M. peak hour. <br />Mueller pointed out that the SA traffic levels would be <br />spread relatively evenly throughout the day. Mueller did <br />not believe that one car turning into the SA site per <br />traffic signal cycle was a lot of cars. <br />Becky Wagner, Quicksilver, asked if SA had any plan for <br />keeping their customers from cutting through the <br />Quicksilver property. <br />Mueller replied that SA did not have any plans, noting <br />that SA could not make improvements on private property. <br />Mueller felt that the issue may be one of police <br />enforcement. <br />11 <br />
