MINUTES <br />CITY COUNCIL <br />APRIL 27, 1994 <br />Larry Feldstein, Sinclair, asked if two gas <br />station/convenience stores could survive on this corner. <br />Feldstein pointed out that the traffic studies show that <br />SA will not generate many additional trips, therefore, <br />customers will come from the existing traffic, many of <br />these customers currently being Sinclair customers. <br />Feldstein reported that if the Sinclair business <br />decreases, they may have to request some change in their <br />operation. Feldstein reported that Sinclair customers <br />currently complain about the traffic at the Little Canada <br />Road/Country Drive intersection and the fact that the <br />intersection is a confusing one. Feldstein also reported <br />that in other areas where SA opened up, adjacent <br />competitors went out-of-business. <br />Hanson pointed out that when the fast-food restaurants <br />developed around the Market Place Shopping Center, the <br />City was informed that the various restaurants located <br />close together would generate traffic for each other. <br />Hanson pointed out that the City does not regulate the <br />number of convenience stores. <br />Feldstein asked if the Council would be willing to <br />approve a change in the Sinclair operation, such as the <br />addition of automotive service, if SA is approved, and <br />the change becomes necessary. <br />Ken Voss, Little Canada Associates, reported that the <br />tenants of his building are against the SA proposal <br />because access in and out of the site is already <br />difficult. The tenants believe that the addition of SA <br />will make that access even more difficult. Voss pointed <br />out that the access for his building is only 50 feet from <br />SA's proposed Little Canada Road access. Voss felt that <br />the left turn traffic is the problem. Voss did not <br />believe that SA was the right business for this <br />particular location. <br />Kenneth Kumm, formerly chairman of the White Bear <br />Township Board, pointed out that the proposal is to put a <br />gas station/convenience store next to a hiqh density <br />office building. Kumm felt that when SA studied the <br />corner they liked the idea that there was a tremendous <br />amount of traffic through the intersection each day. <br />Kumm felt the estimates of 2,500 in traffic to the SA <br />site was low, and that SA would attract a great deal of <br />traffic from 35E. <br />12 <br />
