MINUTES
CITY COUNCIL
JULY 13, 1994
LaValle asked if it were possible to widen the footings
for the building to support masonry in poor soils.
Stockness reported that the soil capacity of the
property is 1,200 pounds, while good soils would
support 3,000 pounds. A 3 foot by 3 foot pad would
typically be required to support a steel building, but
given the soil conditions a 6 foot by 6 foot pad will
be required. Stockness reported that he will have to
do $10,000 in soil corrections for a steel building
plus an additional $5,000 to $8,000 for concrete
footings with reinforced steel.
Morelan stated that it was hard for him to believe the
soils were so poor given the type of buildinq
Frattalone has across the street. Morelan pointed out
that just to the west a concrete panel building is
being proposed.
Stockness reported that it was his understanding that
there are a lot of different pockets to the soils in
the area. Frattalone may have had better soils, plus
being an excavator had the equipment to do any soil
corrections which may have been necessary.
Scalze pointed out the Planner's comments that with a
larger project the percentage of the cost of soil
corrections to the total project becomes less.
Hanson pointed out the DeBace building on Country Drive
and South Owasso Blvd., and asked what soil corrections
were required for that project.
The Planner replied that the soils on the west side of
the site were corrected.
Scalze pointed out that the City required Mr. DeBace to
comply with the conditions of the I-P District. Scalze
indicated that if the City approves the property
division as requested by Mr. Stockness, then there is
no choice but to allow a metal building on the site.
Morelan asked the location of outdoor storage proposed
by Stockness.
Stockness replied that the storage would be behind the
building. The building itself will face east.
6
