MINUTES <br />CITY COUNCIL <br />JtJLY 13, 1994 <br />Scalze asked if the storage would be visible from South <br />Owasso Blvd. <br />The Planner replied that it would unless the City <br />requires it to be screened from South Owasso Blvd. The <br />Planning Commission recommended screening from Spruce <br />Street, but felt development of the property to the <br />south would eventually provide screening from South <br />Owasso Blvd. <br />Stockness replied that he would use some type of <br />fencing to screen the outdoor storage. <br />Pedersen stated that he was inclined to support the <br />recommendation of the Planning Commission qiven the <br />reality of the soil conditions, the cost of soil <br />corrections, and the current market. <br />Stockness stated that he was concerned about the soil <br />conditions, but feels his project is a good one given <br />those conditions and the area itself. Stockness <br />reported that the building he is proposing is a great <br />improvement over the buildings just down the street. <br />Stockness also pointed out the condition of his <br />property at 190 Ryan Drive and the fact that he has <br />complied with site requirements in Ryan Industrial Park <br />while many of his neighbors have not. Stockness <br />pointed out that the City Council assured property <br />owners in Ryan Industrial Park that the City would <br />enforce the Codes and the Park would be cleaned up. <br />This has not happened. <br />Scalze pointed out that the City thought the problems <br />in the Park would be corrected when the street was <br />redone. <br />Stockness pointed out the numerous meetings attended by <br />business owners from the Park, and the fact that the <br />same 5 or 6 owners attended while several others never <br />did. <br />Morelan stated that the present Stockness building is <br />one of the nicest looking buildings in Ryan Industrial <br />Park. Morelan felt that Little Canada had a lot to <br />offer industrial businesses, and it seemed to him that <br />the 5 acres on Spruce Street would be a good location <br />for a nice industrial building regardless of soil <br />conditions.
