Therefore, the buildings <br />had to look appropriate for a Main Street location. <br />Benjamin reported that the Abra buildings and <br />landscaping are very important to their Main Street <br />image. <br />Morelan reported that he talked to two of Abra~s <br />neighbors at their Rice and Larpentuer location and <br />neither had ever noticed any paint odors coming from <br />the operation. Morelan felt that if the Zoning Text <br />Amendment were approved, the City would have to make <br />sure enough conditions were imposed so the next body <br />shop wishing to locate on Rice Street would adhere to <br />the same standards that Abra does. <br />Scalze pointed out that the issue before the Council is <br />whether or not to allow auto body repair in the B-2 and <br />B-3 Zoning Districts. Scalze stated that the Council <br />should not be considering whether or not to allow Abra <br />on Rice Street, but whether or not to allow auto body <br />repair in B-2 and B-3. Scalze stated that she did not <br />recall that the City had decided it needs auto body <br />shops on Rice Street. Scalze pointed out that there <br />are nine auto body shops in the City and they are all <br />located in Industrial areas. Scalze felt it somewhat <br />unfair to change the rules at this point and allow auto <br />body repair in the Business Districts. Scalze <br />indicated that she had a problem with telling the nine <br />auto body shops that they had to locate in the <br />Industrial District, and now changing the rules so that <br />auto body repair would be allowed in B-2 and B-3. <br />Scalze pointed out that the City has a lot of B-2 and <br />B-3 zoning along Rice Street and Little Canada Road. <br />Amending the Zoning Code would allow auto body repair <br />in the City~s premiere areas. Scalze pointed out that <br />Rice Street is a high-traffic, clean area, and noted <br />the numerous businesses along that street. Scalze <br />stated that she did not remember the Council saying <br />that it needed auto body repair shops next to The <br />Market Place Shopping Center, The Venetian Inn, or <br />First Bank. <br />Scalze stated that she could not support a zoning <br />change allowing auto body repair in the B-2 and B-3 <br />Districts. Scalze indicated that she would welcome an <br />Abra facility in the City's Industrial areas. Scalze <br />felt the Abra building was beautiful. Scalze also <br />4 <br />
