MINUTES <br />CITY COUNCIL <br />JANUARY 25, 1995 <br />boundary. <br />Scalze asked about the potential of a business locating <br />in this facility that would have a lot of outdoor <br />storage. <br />Bienke reported that this would not be allowed and the <br />project will have townhome covenants in place to <br />address these types of concerns. <br />Don Newpower, Real Estate Masters, reported that the <br />covenants will not allow the leasing of any of the <br />buildings to businesses that are manufacturing in <br />nature. Newpower reported that the buildings will be <br />valued at $250,000 to $350,000. The buyers of this <br />type of product will demand that the area around the <br />buildings be kept in good condition. <br />Morelan expressed some concern about the stucco <br />exterior. <br />Newpower replied that the goal was to make the <br />buildings as aesthetically pleasing as possible. <br />Newpower reported that the stucco finish is one of the <br />new types, and the stone work would be made up of <br />large, irregular stone. Newpower felt the project will <br />tie together nicely <br />Morelan asked if the developers had an elevation <br />drawing showing the development as it fits into the <br />entire area. Morelan felt that the project appeared to <br />be too large for the property in question, and stated <br />that he would like a feel for how it fits into the <br />area. <br />Bienke stated that he did not have the elevation <br />drawings Morelan was asking for. Bienke reported that <br />the buildings meet the City~s minimum setback <br />requirements, and that the developer is comfortable <br />with what the project will look like. There may be <br />cause for a larger setback between some of the <br />buildings. Bienke pointed out that the NSP easement <br />through the property makes a significant impact on the <br />site leaving not much buildable area. <br />Morelan stated that it appears that the developer tried <br />to overuse the buildable area of the site. <br />7 <br />
