MINUTES <br />CITY COUNCIL <br />JANUARY 25, 1995 <br />The foregoing resolution was duly seconded by Scalze. <br />Ayes (5) LaValle, Scalze, Pedersen, Fahey, Morelan. <br />Nays (0). Resolution declared adopted <br />Fahey pointed out that occupancy permits would not be <br />issued until all the utility improvements are in. <br />Howe indicated that he would only be asking for <br />building permits for the models, and would not request <br />occupancy permits. <br />PUD & Fahey opened the public hearing to consider the <br />PRELIMINARY applications for Planned Unit Development to allow <br />PLAT - more than one owner-occupied office building on a lot, <br />REAL ESTATE as well as a Preliminary Plat for eight (8) office <br />MASTERS building sites. The Planner and Planning Commission <br /> have recommended approval. <br /> Steve Bienke, Fine Line Design, planner for the <br /> project, reported that the parcel consists of 4.77 <br /> acres on County Road D. On the site is a house which <br /> is currently being used as an office building. 60% of <br /> the site is power line easement. The proposal is to <br /> create an office campus which will compliment the <br /> residential neighborhood and provide a good transition <br /> from the commercial to the west and the residential to <br /> the east. <br />Bienke reported that eight buildings are proposed, and <br />each would be individually owned and would be occupied <br />by professional-type businesses. The project would be <br />managed as a townhome development. Eight detached <br />storage garages are also planned along the south <br />property line. These will be sold with the individual <br />office buildings and would be used for storage of <br />materials associated with the buildings. <br />Bienke reported that the project will have a <br />residential character, would be a traditionally-styled <br />building with hip roofs, stucco siding and stone base. <br />Two sizes are planned, one 3,600 square feet in size, <br />and the other 2,400 square feet. These buildings have <br />the potential to be subdivided. <br />Bienke reviewed the landscape plan for the project, and <br />at the direction of the Planning Commission will be <br />adding landscaping on the easterly residential <br />6 <br />
