MINUTES <br />CITY COUNCIL <br />FEBRUARY 15, 1995 <br />portion of the Market Place Shopping Center property. <br />The number of cottage units has been decreased from 120 <br />to 112. The western portion of the shopping center <br />would be retained and would be occupied by a grocery <br />store. The Gateway Project also includes a hotel pad. <br />The Venetian Inn would operate restaurant/banquet <br />facilities at the hotel. An electronic manufacturing <br />company is contemplating locating in the industrial <br />park on Country Drive, which would buttress the hotel <br />development. <br />Fahey questioned previous discussion regarding the <br />necessity to demolish the Market Place Shopping Center. <br />Collyard is now proposing to retain a portion of that <br />structure. <br />Collyard pointed out that the grocery store wants <br />frontage on Rice Street. He outlined other grocery <br />store competition in the area and the need to cut off <br />the competition at a half-way point. The proposal is <br />to renovate about one-third of the shopping center, <br />keeping the rent low, providing more parking, and <br />orientating the center toward Rice Street. The back <br />portion of the center is dead space, and the <br />development proposal is trying to make the best use of <br />that dead space. A restaurant and salon are planned in <br />the area as well as the senior cottaaes. <br />Collyard also reported that the Vitale building and Dr. <br />Allen's building would be demolished as part of the <br />project. Collyard reported that he is working with Dr. <br />Allen to make him a part of the medical/dental group <br />which would be located in the retail area further <br />south. <br />Morelan asked the size of the grocery store. <br />Collyard replied that the space would be 31,400 square <br />feet. <br />Scalze asked why a fast-foot restaurant is proposed in <br />front of the southern retail center. Scalze felt it <br />would be better to leave the area open. <br />Collyard replied that that is being considered, and the <br />economics of the project must be considered as well. <br />Collyard pointed out other retail centers in the Metro <br />area with outlot pads.
