MINUTES <br />CITY COUNCIL <br />FEBRUARY 22, 1995 <br />Morelan pointed out that the Park & Recreation <br />Commission has not seen the third option, and he would <br />like their comments on it. <br />Fahey felt the only difference was that there were 7 <br />lots rather than 8. <br />Moser reported that the Park & Recreation Commission <br />reviewed both the concept he submitted and the one <br />drawn by Bill Sanders. The Commission preferred <br />Sanders' plan. Option 3 is relatively the same as <br />Sanders~ plan except for the number of lots. <br />The Planner pointed out that even if the land trade <br />does not go forward, the property can be developed with <br />7 lots under Option 3. <br />Morelan felt the issue was how much does the City want <br />to do the land trade, which would result in a 9 lot <br />development versus 7. Morelan also pointed out the <br />need to get the necessary park land on the south in <br />order to connect the City's trail. Option 3 would <br />result in that connection. Morelan felt that the Park <br />& Recrea~ion Commission should look at this option and <br />determine whether the City should trade or retain the <br />triangular piece of park property. <br />The City Administrator pointed out that there have been <br />comments that this triangular piece of property does <br />not have much use to the City from a park standpoint. <br />The Administrator felt it appropriate for the <br />Commission to take a look at Option 3. It was pointed <br />out that under Option 3, the City could proceed with a <br />trade and still collect a cash park dedication fee for <br />each of the individual lots. <br />Pedersen pointed out that it would be necessary to <br />determine what that park land is worth. <br />Fahey asked the time frame for the development. <br />Moser replied that the developer would like to start in <br />the spring. <br />Pedersen pointed out that there are a lot of trees on <br />the park property, and suggested that perhaps the City <br />should retain the property to preserve the trees. <br />3 <br />
