MINUTES OF THE WORKSHOP MEETING <br />CITY COUNCIL <br />LITTLE CANADA, MINNESOTA <br />SEPTII'4BER 5, 1995 <br />Pursuant to due call and notice thereof a workshop <br />meeting of the Council of the City of Little Canada, <br />Minnesota was held on the 5th day of September, 1995 in <br />the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Mayor Michael Fahey chaired and called the meeting to <br />order at 7:00 P.M. and the following members of the <br />Council were present at roll call: <br />MEMBERS PRESENT: Mayor Mr. Michael Fahey <br />Council Member Mr. Jim LaValle <br />Council Member Mr. Steve Morelan <br />Council Member Mr. Bob Pedersen <br />Council Member Mrs. Beverly Scalze <br />ALSO PRESENT: City Admin. Mr. Joel Hanson <br />Admin. Asst. Mrs. Kathy Glanzer <br />RICE Rusty Fifield, Ehlers and Associates, presented the <br />STREET draft Development Guide for the Rice Street/Little <br />STUDY Canada Road area. Fifield reported that the purpose of <br />tonight~s workshop is to receive initial comments and <br />feedback, answer questions, set a process for <br />finalizing the Guide, and determine how to deal with <br />development issues using the draft Guide. <br />Fifield reported that the Guide consists of four basic <br />parts: The Introduction; Forces Shaping Development; <br />Guide Plan; and Implementation Strategies. Fifield <br />asked for initial reaction to the Guide. <br />Fahey began by asking about #15, Market Opportunities, <br />on page 2-5. The Guide indicates that the Rice <br />Street/Little Canada Road corridor is not the most <br />appropriate location for a motel at this time. Fahey <br />asked how the City would use this information should a <br />developer come in proposing a motel. <br />Mary Bujold, Maxfield Research, indicated that the City <br />could tell the developer that it would be happy to work <br />with him or her on finding an alternative location for <br />the proposal. <br />Joe Vitale stated that it was just the opinion of the <br />consultant that a motel would not work in the area. <br />Vitale indicated that he has seen no proof to support <br />this opinion. <br />1 <br />
