The specific number of units depends on the <br />type of housing and how it fits on the site. <br />Morelan felt that there should be more specific <br />explanation on the type of housing. <br />Council discussed the fact that there is a great deal <br />of multi-family housing in the City. The Council felt <br />that there was a need £or additional senior housing. <br />Council also felt the plan should be clarified to <br />indicate that residential housing is acceptable as part <br />of the plan, but that housinq should be something other <br />than multi-family apartments if for someone other than <br />senior citizens. <br />Joe Vitale did not believe anyone would want to build <br />residential development on Rice Street. <br />Schroeder pointed out that part of the plan is to place <br />residential housing as a transition to sensitive areas <br />like Iona Lane. <br />Scalze was concerned that the statement on page 3.7 <br />indicated that this multi-family housing should be <br />developed within 3 to 5 years. Scalze pointed out that <br />the Guide is a 15 to 20 year plan. <br />Morelan asked if it would make sense to build the <br />residential first before the commercial since there is <br />then additional customer base for the commercial <br />development. <br />Bujold replied that that would be true if there was <br />nothing already on Rice Street. But that is not the <br />situation in Little Canada. There is a solid <br />residential base in the area. The City could focus on <br />the commercial development first and the periphery area <br />later. The demand exists for the residential <br />development, and in order to capture that demand, the <br />statement includes the 3 to 5 year time period. Bujold <br />suggested that the wording be adjusted. <br />Fahey suggested that there could be a lead-in paragraph <br />indicating that these are opportunities which could be <br />supported. Fahey pointed out that there will be <br />developers who read the Guide and interpret these <br />statements to mean that the City is looking for <br />additional apartment development. <br />Pedersen pointed out that the statement says that there <br />11 <br />
