MINUTES <br />CITY COUNCIL <br />DECII~tBER 6, 1995 <br />Scalze noted the concept sketch contains a 5,000 square <br />foot restaurant pad. Scalze asked if this was fast <br />food. <br />Fifield replied that it depends how the restaurant fits <br />on the site. For now this is just a box shown on the <br />concept plan. Fifield stated that he would expect that <br />a free-standing restaurant would fit in that location, <br />but that depends on the overall concept. <br />Morelan asked if the developers are pursuing the <br />restaurant idea. <br />Fifield replied that the developers are pursuing how <br />the site works for senior housing. What develops <br />around the site is something the City will help define. <br />Fifield stated that there was an advantage to look at <br />not only the site, but the surrounding properties as <br />well. <br />Fahey stated that he liked the senior co-op concept and <br />felt it was consistent with the development guide. <br />However, he would like to see development of the <br />surrounding area occur at the same time. <br />Fifield reported that staff has encouraged the <br />developers to keep moving forward. Fifield stated that <br />it would be nice to see this particular area develop in <br />1997 in conjunction with the planned reconstruction of <br />Little Canada Road. <br />Morelan asked if Rutzick controlled all the land. <br />Fifield stated that he may, but suggested that the <br />Council not pay too much heed to the way the building <br />is configured in the concept sketch. <br />Morelan asked if this sketch was Michael Schroeder's <br />interpretation of how the building would fit into the <br />area. Fifield replied that that was correct. <br />Scalze stated that she did not understand that the <br />entire lower floor would be office. <br />Fifield replied that it would be office and service <br />retail. The uses would be compatible with the tenants <br />of the building. Fifield again pointed out that it is <br />difficult to lease out first floor space for senior <br />housing. <br />Scalze pointed out the comment in the agenda <br />information about the exclusive use of natural <br />3 <br />
