Ilagen was concerned about <br />prospective purchasers being apprehensive about PUD <br />zoning. <br />The City Planner replied that the Zoning Map would <br />reflect the PUD zoning. However, the Planner thought <br />that property tax statements would reflect the actual <br />use of the property. <br />Hagen asked if it were the City's feeling that market <br />values would not be affected, and that the PUD zoning <br />just gives the City more flexibility. <br />The City Planner replied that that was correct. <br />Fahey pointed out that in some cases the PUD zoning <br />also gives the developer more flexibility because there <br />is more room to negotiate with the City. <br />Hagen asked if someone was inquiring about purchasing a <br />house and contacted City Hall for zoning information, <br />if the prospective buyer would be told the property was <br />zoned Residential or PUD. <br />The City Planner replied that the prospective buyer <br />would be told the property was zoned PUD and that <br />residential use was an allowable use under PUD zoning. <br />Morelan asked if the properties located north of Round <br />Lake are designated as open space in the Land Use Plan. <br />The Planner replied that that is the long term use of <br />of that area as proposed in the Comp Plan. <br />There was no one else from the general public present <br />wishing to comment on this matter. <br />Upon motion by Morelan, seconded by Scalze, the public <br />hearing was closed. <br />Morelan introduced the following resolution and moved <br />its adoption: <br />RESOLUTION NO. 96-1-22 - APPROVING THE REZONING OF <br />PROPERTIES WITHIN THE RICE STREET/LITTLE CANADA ROAD <br />REDEVELOPMENT AREA TO PLANNED UNIT DEVELOPMENT (PUD) <br />AND INSTRUCTING THE CITY ATTORNEY TO PREPARE THE <br />3 <br />
