MINUTES <br />CITY COUNCIL <br />APRIL 30, 1996 <br />Morelan asked when or how the City would decide whether <br />or not there will be a Middle Street. <br />The Administrator replied that that decision will be <br />made as part of the streetscape process. The <br />Administrator felt Middle Street will be needed north <br />of Little Canada Road. However, a proposal could be <br />made for the property south of Little Canada Road that <br />would eliminate its need. <br />Morelan asked if anything should be done with the <br />property at 93 West Little Canada Road. <br />The Administrator pointed out that the bigger the site <br />the City assembles the better. However, it was <br />difficult to determine how many parcels the City should <br />include. The Administrator pointed out that for the <br />properties south of Little Canada Road, it would be <br />important to assemble The Venetian, Rutzick, and <br />Ultimate Golf properties. The Administrator felt that <br />the City could work around the Winter property for the <br />next few years, but noted that any redevelopment <br />projects should be designed so additional development <br />on the Winter property is not restricted. <br />Morelan pointed out that if Middle Street is moved <br />further to the east, it will make a bigger parcel on <br />the west which could be redeveloped. Morelan asked if <br />it was critical to line up Middle Street north and <br />south of Little Canada Road. <br />Schroeder replied that that would depend how far off <br />the streets were. Schroeder pointed out that the size <br />of the parcels might determine the type of development <br />the City gets. With large parcels of land, the City <br />might get development proposals other than what has <br />been indicated in the Development Guide. <br />The Administrator pointed out that Middle Street <br />currently provides eggress for the bank property. <br />Therefore, realignment will need to consider this <br />factor. If the DeLonais property is acquired, <br />realignment could benefit the shopping center. <br />Morelan stated that he was not sure 93 W. Little Canada <br />Road would match the look the City would like for the <br />area. 5calze pointed out that the front of the <br />building could be restyled. <br />Morelan noted that the Development Guide calls for <br />buildings to front close to the street.
