MINUTES <br />CITY COUNCIL <br />MAY 22, 1996 <br />out that both the City Planner and Planning Commission <br />have recommended approval of the Conditional Use <br />Permit. <br />There was no one from the general public present <br />wishing to comment on this matter. <br />Upon motion by LaValle, seconded by Pedersen, the <br />public hearing was closed. <br />Morelan asked if it were possible to add the additional <br />accessory space onto the existing garage rather than <br />Mr. Regnier putting up another free-standing structure. <br />Regnier reported that the ceiling is quite low on the <br />existing garage and his van will not clear the door. <br />Regnier also pointed out that he needs additional <br />storage space for his vehicles. <br />Morelan stated that he has no problem with the <br />additional accessory space, but was not comfortable <br />with two free-standing garages. Morelan indicated he <br />could understand the need for two structures if it is <br />not feasible to add onto the existing garage. <br />Fahey pointed out that the City has not required <br />additional accessory space be added onto existing <br />structures in the past. <br />Morelan reported that he reviewed past requests, and <br />found only one resulted in two free-standing <br />structures. Most CUP requests for additional accessory <br />space have existing garage space attached to the house. <br />LaValle pointed out that the proposal will not impact <br />the neighbors and noted that the property backs up to <br />the freeway. <br />Morelan felt a stipulation should be any replacement of <br />the existing garage with another garage must meet all <br />City setback requirements. <br />The City Planner reported that if the existing garage <br />is replaced, another Conditional Use Permit would be <br />required. If the applicant did not want to meet <br />setback. requirements, a variance would have to be <br />applie<1 for. The Planner also indicated that it would <br />be his preference the new garage be attached. <br />Morelan asked if the City could prohibit the existing <br />garage from being rebuilt if there was need to do so in <br />2 <br />
