MINUTES <br />CITY COUNCIL <br />FEBRUARY 19~ 1997 <br />not be pursuing it. <br />Pedersen asked of Laurent/Park would be starting out <br />with a small site and whether they would be owners of <br />any projects they develop. <br />Moarn suggested that the area might be right for a <br />movie theater, a coffee shop, and a restaurant or two, <br />for example. They would put together a combinations of <br />tenants. Moarn suggested that they would be owners of <br />some portion of the redevelopment. Moarn indicated <br />that as they redevelop the area, they would control the <br />architecture of the projects. <br />Laurent indicated that they would like redevelopment to <br />happen quickly so they may bring some partners in. <br />Laurent/Parks would likely focus on a certain aspect of <br />the redevelopment which they would retain ownership of. <br />Scalze indicated that she felt there was a lot of <br />potential for quality development in the northern <br />suburbs. <br />Laurent agreed, and felt they could bring an <br />entertainment aspect and quality to the redevelopment. <br />Moarn felt that the project could not be done a piece <br />at a time, and indicated that the City would have to <br />get control of the area. <br />Fahey asked if site control by the City of the <br />remaining parcels was critical. <br />Laurent replied that it was. Laurent reported that <br />they as developers must know what will happen with the <br />surrounding property. <br />Fifield asked what Laurent/Parks sees in Little Canada <br />that intrigues them. <br />Moarn indicated that the area is a retail one given the <br />demographics. He also pointed out the possibility that <br />a movie theater would work. If a movie theater is part <br />of the redevelopment project, the area will be very <br />attractive to restaurants. <br />Laurent reported that they do not want to do a strip <br />mall-type of redevelopment. <br />Fahey asked the time-line for a project. <br />5 <br />
