MINUTE3 <br />CITY COUNCIL <br />FEBRUARY 20~ 1997 <br />Johnson replied that the retail would need good access <br />to Rice Street, pointing out that the current ingress <br />and egress of the Rutzick property requires acquisition <br />of some single-family homes. However, there may be a <br />way to redesign the site without acquiring these homes. <br />He also indicated that this is a good way of providing <br />affordable housing. <br />Fahey asked about a theater. Johnson pointed out that <br />parking requirements for a theater are intensive. The <br />City would qet a more intensive use with another type <br />of development, for example, a coffee shop, a bagel <br />shop, etc. <br />Morelan asked how the developers envisioned The <br />Venetian Inn property redeveloping. <br />Rutzick and Johnson both felt the site would <br />redevelopment with retail specialty-type shops. <br />Johnson reported that if they are selected as the <br />developers, they would meet with the property owners in <br />the area to discuss the redevelopment and develop a <br />tenant mix. <br />The Administrator asked how long it would take to put a <br />concept together. Johnson replied that architecturally <br />a concept can be determined relatively quickly. One <br />issue that will take some time is figuring out what to <br />do with The Venetian Inn. Johnson reported on the <br />discussions they have had for redevelopment of the <br />northwest corner of Little Canada Road and Country <br />Drive with a hotel and restaurant that would house The <br />Venetian Inn. Discussions have focused on using the <br />existing Quicksilver building. However, the owner of <br />the Quicksilver building has not returned phone calls <br />to discuss the concept. <br />Fahey pointed out that an alternative would be to <br />develop a hotel/restaurant further north along Country <br />Drive. Morelan asked if a hotel was feasible at Rice <br />Street and Little Canada Road. <br />Johnson replied that it is feasible, but their <br />preference would be to locate a hotel on 35E. There <br />are currently no hotels on the 35E corridor. <br />Rutzick reported that as developers they have been <br />around a long time, have completed a successful project <br />in the area, and would like very much to be involved in <br />the redevelopment process. Rutzick felt they could <br />provide a project which meets the City's needs and <br />3 <br />
