The Administrator stated that his sense was that Laurent Parks <br />would be comfortable taking the project down the road themselves. <br />LaValle pointed out that both developers have different ideas as far as <br />building values and rents, and he did not think a joint venture would be <br />workable. <br />Scalze felt that Laurent Parks working with Sherman Rutzick was a better <br />fit. <br />The Administrator indicated that such a partnership could be a factor <br />given Rutzick owns property in the area. The AdminisYrator indicated that <br />he informed Rutzick the City is not in the position to tell anyone they are <br />notinvolved in the process. <br />Fahey suggested that if Laurent Parks comes in with a plan Rutzick <br />objects to, the City is likely to go with the prime developer. Fahey felt it <br />was incumbent on Rutzick to work with Laurent Parks, and indicated that <br />the City will not want to get caught in the middle of two developers. <br />Fahey noted that Rutzick may feel multiple-family housing is appropriate <br />for the area and this may not work with what Laurent Parks has in mind. <br />Fahey asked how The Venetian Inn's plans are going. <br />Joe Vitale replied that The Venetian Inn is working on several different <br />options as well as trying to determine where the City is at. Vitale asked <br />which parcel Laurent Parks was considering for a project. <br />Scalze pointed out the su~gestion Laurent Parks has made for taking out <br />Little Canada Road between Rice StreeY and Middle Street. <br />The Administrator indicated it is his feeling Laurent Parks is looking at the <br />entire area, and not just one parcel. <br />Fahey indicated that redevelopment wili likely occur in phases, with the <br />first project startin~ on the easiest parcel. Fahey commented on Laurent <br />Parks' idea of takin~ out Little Canada Road, indicating that they have <br />creativity. Fahey pointed out that County Road C is the main <br />thorou~hfareto Rice Street. <br />Joe Vit11e was concerned it would be another 90 days before the City <br />knows whether or not it has a project. Vitale asked if the City feels <br />comfortable that there will be a project at the end of 90 days. Vitale <br />indicated he is not hearing that La~irent Parks has any tenants for a projeet. <br />
