Resolution declared adopted.
Fahey opened the continuation of public hearing to consider a Zoning
Ordinance Text Amendment establisl~ing provisions for the regulation
of accessory buildings and sheds.
The City Planne~ explained the proposed text amendment which
would establish a setback of 3 feet rather than 10 feet for accessory sheds.
The text amendment also establishes accessory sheds as permitted uses if
located behind the rear line of the house, and conditional uses if located
adjacent to the side of a house. The Planner presented 1 diagram which
shows the various locations for accessory sheds as both permitted uses and
conditional uses.
Pedersen expressed concernthatan accessory shed could be placed even
with the front of a garage in the side yard as a conditional use. Pedersen
stated that he thougl~t we were trying to avoid the placemeut of these
sheds even with the front of the st~ucture.
The City Planner pointed out that the text amendinent requires that sheds
placed by conditional use permit be screened from the street as well as
have architectural compatibility with the house. Both requirements are
included in the ordinance since it may not be possib(e to fully screen a
shed given that sheds are usually taller than the maximum fence height
allowed in residential areas.
Fahey indicated that he was not as concerned about insistin~ on
architectural compatibility pointing out that most sheds are purchased as a
kit that the homeowner puts together.
