I-Iowever, if a shed is 75% screened and there is still a concern, the <br />Council can require architectural compatibility. <br />Pedersen pointed out that the more a shed blends in with the house the less <br />need there will be for screening. <br />Fahey suggested the addition of the word "reasonaUly" before <br />"coordinated" in Section 903.020.D2.b.ii. Pedersen suggested addition of <br />the phrase "or air conditioning equipmenY' in the seventh line of Section <br />903.020.D.2.a. after the word "shed°. <br />Mr. Morelan introduced the following ordinance and moved its adoption: <br />ORDINANCE NO. 455 - AllOPTING AN ORDINANCE <br />AMENDING SECTIONS 902.010 AND 903.020.D. Resolution declared adopted. <br />CONCEPT Frank Frattalone appeared before the Council to present a concept <br />REVIEW - proposal for the development of twii~homes on tlie property immediately <br />PATRINA north of Pioneer Park. Frattalone reported that there is sanitary sewer and <br />PARK water main in the right-of-way for Allen Avenue. However, that right-of- <br />way is only 30 feet wide and an additional 30 feet of ri~6t-of-way is <br />needed. Frattalone explained the lay-out he is proposing for Allen Avenue <br />pointing out the jog in the road aroui~d the Mike Frattalone property which <br />abuts CenYerville Road. The Mike Frattalone property is narrow. If the <br />additional right-of-way for Allen Avenue were taken from this parcel, it <br />would become too narrow to develop. <br />Frattalone reported that he is still ne~otiationing with Mrs. Schroeder for <br />the purchase of her property lying north of Allen Avenue and south of the <br />Slumberland site. Frattalone felt he would be able to reach an agreement <br />with Mrs. Schroeder for this purchase. Should he purchase the property, <br />he would include it in the twinhome development. Buffering between the <br />Slumberland property and the twinhome development could occur <br />utilizing the existin~r Slumberland berm and adding plant materials to that <br />
