Moarn reported that ot~ice tenants need lmenities, and it is <br />their feeling that Round Lake and the proposed ponding could be that <br />amenity. <br />Moarn reported that they took their concept plan to a number of small <br />retail people who indicated the need for an ancl~or for the area. <br />Discussions were held about a grocery store as the anchor tenant, however, <br />that does not seem feasible at this point. There were also discussions about <br />a medical ~roup, and there is interest from medical groups and clinics in <br />located in this area. A movie theater was also discussed as the anchor <br />tenant. Parking requirements for movie theaters are intense, and there are <br />also location considerations which must be made. However, it appears a <br />movie theater would be feasible in this area. <br />Moarn reported that another concept discussed is an independently owned <br />hockey ai•ena which wouid include about 8,000 square Feet o£ retail space. <br />Their is a group in New York which is considering the development of <br />these arenas all over the country. One was just completed in Detroit. This <br />is the type of draw that witl brin~; people into t6e area and wiil help the <br />retail community to build the smaller buildings to fill out the development. <br />Moarn reported that a developer cannot go into a community and develop <br />the smaller sites without a draw. 'I'he hockey concept developed back-to- <br />back with a movie theater may be just thing that other businesses need to <br />bring them into the area. <br />Moarn reported that the New York group has si~;ned an agreement with <br />the NHI, which allows for the use of their hockey emblems. The retail <br />which would be included in the development would be sports oriented. <br />Moarn reportad that it is proposed that the retail portion of the <br />development would pay taxes. It is also felt that this development would <br />draw people into the area. <br />Fasciana asked if all businesses located within the arena would be sports- <br />related. Moarn replied that they would be sports-related, and there would <br />be a food court in the arena as we1L The arena would be a year-round <br />operation. <br />Joe Vitale asked about parkin~; requirements. <br />Moarn repiied that such a facility would require a lot of parkin~ and it is <br />anticipated that a 6-acre site would be needed. lf a theater is developed in <br />
