If a <br />strip mall style development goes in, that type of development requires <br />convenient drive by access. The arena or movie theater development could <br />site off the main access. Laurent reported tlrlt in doing their research, they <br />have determined that the mosY important aspect is getting a draw for the <br />area. Laurent/Parks' initial reaction is that the main draw should be a <br />connected entertainment site. This type of development would support <br />restaurant development, retail development as well as oHice, perhaps a <br />library and medical clinic. All woulc! be controlled with architecture. <br />Fahey was concerned with the amount of land an arena would take up and <br />the effect of takin~ out a lar~;e piece on the retail development potential. <br />Laurent replied that the location of the arena within the area has not been <br />given a lot of thought. There is also the issue of a back-to-back <br />development of an arena and movie theater to consider. Laurent felt the <br />first step was whether or not the Council agreed with the concept. <br />Fahey and LaVaile indicated their support. LaVaUe asked if it would be <br />feasible to develop an arena with only one sheet of ice. Maarn was not <br />sure, but pointed out that developers may want moce than two sheets. <br />Morelan felt the concept had potential and was worth looking at. Morelan <br />stated that he would be hesitant about putting too much trat~'ic east bound <br />on Little Canada Road back to the freeway. Morelan felt that good access <br />was needed to Rice Street. <br />Fahey indicated that he liked the concept of Little Canada Koad dead- <br />ending because 'rt was creative. However, accessibility may suffer. <br />Fasciana suggested that perhaps the arena should tie in with the <br />Marketplace Shopping Center. <br />Scalze su~~eated that it woald be nice to face the lrena onto Rice Street <br />~iven that the building is so spectacular. Fahey su~~ested that it may be <br />better if the arena had a more internat location so that Rice Street access <br />could be reserved for the retail shops and restaurants. Scalze asked about <br />the theater proposal. <br />
