Benedice reported thlt the Tuffy's proposal I~as been modifetl to inclutle both the reco~nmendations of the City Planner 1s well as the Planning Commission. There will be heavy landscaping on this side as well. Benedict~ explained that t(~e lease will be a corporate le~se with T~iffy's 2nd will be 15 years in len~th. Morelan pointed o~rt tl~e 17'4" hei~hC proposed for t~he building in order to accommodlCe the i~oists. The Planner reported ti~aC fhe 14-foot l~eigl~t he referenced in I~is report is addressed in the City's architectur~l ~uidelines. If the City cl~ooses to 111ow the greaCer hei~l~t, ~~o v<u'iance is required. Pedersen asl<ed if the proposal met~ the CiCy's architectural guidelines. The City Planner replied it was l~is opinion the guidelii~es have been met. Fahey su~;ested that roclo-f~ce blocl: or a bricl< with more texture may be more atcractive than the smooth brid< proposed.
