MINUT~S
CITY COUNCIL
JULY 23, 1997
CUP FOR A Acting Mayor Scalze opened the public hearing to consider the
SECOND application submitted by Art and Kathy Herkenhoff for a Conditional
GARAGE - Use Permit to allow a second garage as well as total garage space
2965 EDGERTON exceeding 1,000 square feet on their property located at 2965 Edgerton
STREET Street. Scalze noted that the Planning Commission recommended
approval of the CUP with a vote of 5 to 1. The one dissenting vote
indicated that he opposed the CUP given that the garage would be closer
to the nei~hbor's house than it would be to the Herkenhoff house.
Art Herkenhoff, 2965 Edgerton Street, reported that his property is 100
feet wide by 400 feet deep. He is proposin~ to construct a 20-foot by 30-
foot ~arage which will be used to store domestic and yard equipment. The
garage will match the existing house in terms of roof and siding color.
The house has a hip roof, and the garage has a gable roo£ Herkenhoff
stated that he was agreeable to complying with the recommendations of
the City Planner.
Scalze asked why Herkenhoff choose that particular corner of the property
to place the garage.
Herkenhoff reported that he would like to put a garden in his back yard.
Therefore, the area he chose for the garage was more shaded. Herkenhoff
reported that he planned to set the garage 10 feet from the property lines,
even thou~h Code allows a 3-foot setback. (Note: the Code requirement
is 10 feet.)
LaValle pointed out that the northeast corner of the lot appears to be low
and would likely require some fill in order to place the garage.
Herkenhoff is proposin~ to place the garage in the southeast corner of the
lot.
Morelan asked ifHerkenhoffwas agreeable to complying with the
recommendations of the City Planner and Planning Commission.
Herkenhoff replied that he was.
Scalze asked if there was anyone from the general public interested in
commenting on this matter.
Tom Moser, 2960 Vanderbie, reported that his lot abuts the Herkenhoff
property. Moser indicated that he did not feel the size garage proposed
was appropriate for a residential area. Moser stated that he could
appreciate the need for a shed, but felt the size building proposed was
similar to a small pole building.
Morelan asked if aesthetics or if use was the issue.
2
