MINUTES <br />CITY COUNCIL <br />JANUARY 28, 1998 <br />Mr. LaValle introduced the following resolution and moved its adoption: <br />RE,SOI, UTIDN NO. 98-1-I4 - TA73LING ACTION ON THE <br />AMENDMENT TO ZONING ORDIANNCE REQUESTED 73Y <br />MASTERPIECE HOMES ALLOWING OFF-PREMISE SIGNS TO ]3E <br />I.OCATED IN THE PU737.IC RIGHT-OF-WAY PENDING A <br />RECOMMENDATION I3Y THE PLANNING COMMISSION <br />The foregoin~ resolution was duly seconded by Morelan. <br />Ayes (5) LaValle, Morelan, Scalze, Fahey, Pedersen. <br />Nays (0). Resolution declared adopted. <br />FINAL PLAT Mayor Fahey opened the public hearing to consider the Final Plat for <br />& FINAL PUD- the Herita~e Office Park 3"~ Addition as well as Final Planned Unit <br />HERITAGE Development a(lowing more than one owner-occupied office building <br />OFF'ICE on a lot. The Planning Commission recommended approval subject to <br />PARK 3RD compliance with the recommendations listed in their meeting minutes <br />ADDITION dated January 8, 1998. <br />There was no one from the general public present wishing to comment on <br />this matter. <br />Upon motion by Fahey, seconded by LaValle, the public hearing was <br />closed. <br />John Dobbs, Heritage Development, reported that he has reviewed the <br />City Administrator's recommendation relative to park charges and is <br />agreeable to this recommendation. Dobbs further reported that at the <br />Planning Commission meeting, the issue of screening fi•om a future land <br />use on the property to the east was discussed as well as access by fire <br />trucks to the office buildings. Dobbs reported that Heritage has discussed <br />the access issue with the Fire Marshal and have reached an agreement with <br />him to resolve this concern. With regard to the screening, Dobbs <br />presented a revised screening plan. The plan shows deciduous trees along <br />the eastern edge of the property. There are some existing evergreen trees <br />on the property that Heritage will try to relocate, and there is the <br />possibility that some of these evergreens can be placed along the east <br />property line as well. <br />Fahey pointed out that the property to the east is still zoned residential and <br />there is the possibility that it will develop as such. Fahey suggested that <br />the City would be missing an opportunity to get this area screened if it did <br />not impose the requirements of the ordinance at this time. <br />
