MINUTES <br />CITY COUNCIL <br />FEBRUARY 25, 1998 <br />LaValle questioned the rationale of pushing Cinemark on the .91 acres if <br />the City will need that parcel to combine with the Winter's property in the <br />future. Fahey suggested that the City keep the 91 acres as an outlot and <br />obtain options on the Winter's property. Pedersen suggested that the .91 <br />acres could be shared parking with the theater and a future commercial <br />development that might occur on the Winter's property. <br />Fahey suggested that the City should put together a sketch plan for the <br />area to submit to Cinemark along with a proposed Development <br />A~reement. Fahey asked if there was any desire to look at the north parcel <br />again. <br />Morelan stated that he preferred the theater on the south site. LaValle <br />agreed, and pointed out that The Mayfield was built on less than three <br />acres, therefore, the Winter's property should be developable on its own. <br />Pedersen a~ain mentioned the possibility of utilizing the .91 acres as <br />shared parking for the theater and development on the Winter's proper[y. <br />Morelan asked if Schroeder should be involved in the issue of reali~ning <br />Little Canada Road. <br />Fahey pointed out that there is another potential theater developer who has <br />indicated that 600 parking spaces would be adequate versus the 900 that <br />Cinemark wants. Fahey felt that Little Canada Road should remain where <br />it is. Fahey also felt tlte City needed to focus on one area. <br />Scalze did not feel Little Canada Road should be curved to provide more <br />land for parking for the theater. <br />Morelan agreed for now, but indicated he would be flexible. Morelan <br />asked who the other theater developer was. The Administrator replied <br />that it was Carmike and they will be in town the first week ofMarch. <br />Fahey suggested that the City begin discussions with this developer as <br />well. <br />Hart suggested that if the City keeps ~oing back and forth on which site, it <br />will not get anywhere. Hart reported that developers wanY to get in the <br />ground, and the first ones building will be the winners. <br />Fahey stated that the City needs to control the process, and suggested that <br />if necessary additional staff should be hired. Fahey stated that he wants <br />the City to present a site plan and parking layout to Wise showing what <br />will work. The City should inform Wise that if he is not interested, the <br />City has other theater developers it will work with. <br />
