MINUTES <br />CITY COUNCIL <br />MARCH 4, 1998 <br />was best, and also suggested that the City needs to have more discussions <br />with the Winter's. <br />Fahey asked about fewer screens and su~gested pursuing other theater <br />companies in addition to Cinemark. <br />The City Administrator sug~ested that the Council decide on a site. Once <br />that decision is made, both the site and draft development agreement can <br />be presented to both Cinemark and other theater companies. <br />Fahey asked about the relocation of existing businesses within the <br />redevelopment area. <br />The City Administrator felt that this was the toughest issue. He pointed <br />out that Dr. Allen has indicated that he wants his own building and would <br />prefer not to move. The Administrator again pointed out that the <br />Development Agreement attempts to accommodate relocation with <br />minimal interruption of business. <br />LaValle suggested that the City could bond and build a building that <br />would house the bank and perhaps two or three of the existing businesses. <br />This buildin~ could then be sold to a developer or private investor. <br />Pedersen suggested that he did not care if the City was working with two <br />or three developers rather than just one. The Administrator stated that the <br />City would only care from the extent of enforcing a development <br />agreement and managing the income stream. However, working with only <br />one developer would be easier. <br />LaValle expressed concern that if the City makes the land available to a <br />developer at $4 per square foot, the developer could sell the land at a <br />higher cost and then the quality of the building would be less. <br />Fahey asked the Council how they felt about the relocation issue. <br />DeLonais su~~ested that any retail business will want to be on Rice Street. <br />Pedersen pointed out that Rice Street is more than two blocks lon~. <br />DeLonais sug~ested that the Guerin property may be a good location for <br />existing businesses. <br />Fahey suggested that Ultimate Golf and Harold's Shoes were more <br />destination-type businesses. Fahey indicated that he did not feel strongly <br />about relocating the pawnshop to Rice Street. Fahey felt the property <br />north ofLittle Canada Road could facilitate existing businesses. <br />10 <br />
