MINUTES <br />CITY COUNCIL <br />MARCH 4, 1998 <br />Scalze indicated that there may not be enough locations along Rice Street <br />to accommodate all of the existing businesses. Scalze did not believe that <br />a developer would want the pawnshop to be located on Rice Street. <br />Vitale indicated that Rice Street may not be the location for The Venetian <br />Inn. <br />Scalze pointed out that if the City doesn't ~;et involved in the <br />redevelopment, Rice Street will continue to look the way it does now. The <br />City is interested in redeveloping the area not only for the benefit of the <br />entire City, but the business owners as well. If the redevelopment <br />proceeds, it will be an enhancement for all the businesses in the general <br />vicinity. Scalze suggested that there are property owners on the north side <br />of Little Canada Road interested in talking to the City about <br />redevelopment. <br />Boss replied that Tierney's is willing to work with the City, but within <br />certain parameters. Boss stated that he understands that enhancements are <br />needed and the area is somewhat blighted. However, the City needs to <br />work with the existin~ property owners. Boss stated that he feels that the <br />City and property owners have worked together. Boss indicated that just <br />because a theater comes in does not give them privy to the 72 feet of Rice <br />Street frontage that Tierney's has. <br />Pedersen indicated that if a theater is developed on the south side of Little <br />Canada Road, Tierney's will have to move from its present location. <br />Fahey agreed that no one would build a theater with a liquor store and <br />pawn shop in front of it. Fahey suggested that there are other locations on <br />Rice Street that Tierney's could be located to. <br />Boss suggested that once a development concept plan is presented, it wili <br />clear up a lot of the issues. <br />Fahey stated that at this point the City is unsure whether or not it will get <br />beyond square one with the developer. <br />Randy Smothers, Lincoln Pawn & Jewelry, indicated that he previously <br />leased property for the past 25 years, and now being a property owner, <br />would prefer to remain as one. Smothers a~reed that there are other <br />locations along Rice Street that would accommodate his business. <br />However, pointed out that which side ofRice Street he was on was <br />important to his business. <br />Fahey asked the Council if their preference was for a theater location on <br />the south or north side of Little Canada Road.
