MINUT~S
CTTY COUNCIL
iVIAY 29,1998
Fahey noted that it would not be in Mr. Olson's best interests to remove
all the trees, since that will make the site less attractive.
Olson indicated that he would remove the trees he has to in the area of
construction. Olson again pointed out that there will be no construction in
the south portion of the site, and that area will be left in its natural state.
Pardo pointed out that the plan shows a proposed fence. Olson replied that
if the townhome association wants a fence, it would be their privilege to
have one. Morelan noted that the property could be fenced regardless of
whether the townhome development is constructed.
Pardo asl<ed what Olson planned to do on her property. Olson replied that
he would not be allowed to do anytl~ing on the Pardo property, and all
activity will be eonfined to his site. Exc~vation will occur for the building
and the utility seivices.
Pardo asked for a guarantee that the trees behind her house would not be
removed. Olson again indicated that he had i~o plans to do anything with
the property south of the sanitary sewer easement.
Ivtorelan noted that the owner of the property could remove trees from the
site now if they wanted. However, there is no reason to remove trees
unnecessarily since that would make the property less attractive.
Fahey suggested that a condition of the Conditional Use Permit could be
that no additional construction on tl~e site would be allowed other than the
4-unit townhome building.
Olson pointed out that there would be a townhome association. The
townhome units would be owned individually, while the remainder of the
site will be in common ownership.
Fahey suggested that placing a restriction on building on the portion of the
parcel south of the sewer easement would make it clear for the record.
Pardo indicated tliat slie does not want her backyard ruined.
Olson i~~dicated tl~at he does not want to touch any trees other than what is
necessa~y for construction and for the finished grade around the
townhomes. Olson pointed out thlt he is preparing a landscape plan for
tl~e site in response to tl~e City's tree replacement ordinance.
Pardo informed Olson that she would be watching the construction to
e~~sure that the stltements made by Olson are correct. Olson ~ave Pardo
his card and asked her to call him if she had any concerns.
