MINUTES <br />CITY COUNCIL <br />DECEMBER 17, 1998 <br />Fahey indicated to H. J. Development that the City may potentially have <br />some other sites within the redevelopment district that would <br />accommodate their proposal. Hertel requested that his firm be allowed to <br />submit a proposal should the Moarn project not move fonvard. Fahey <br />replied that the City would accept a proposat from H. J. Development if <br />the Moarn development does not proceed. Hertel again pointed out that <br />his firm are lon~-term owners and investors who develop for their own <br />portfolio. <br />7im Rutzick submitted a concept proposal for the development ofthe <br />southeast corner of Little Canada Road and Rice Street. Rutzick described <br />the proposal that consists of 10,000 square feet for a restaurant, 10,000 <br />square feet of office at ground level, and 10,000 square feet of retail at <br />ground level. There would be a second story consisting of 30,000 square <br />feet of office space. Rutzick also proposed a modest-sized senior housing <br />development for the south portion of the site. <br />Fahey asked if the Rutzick proposal was confined to The Venetian Inn <br />property. Rutzick replied that both the Venetian property as well as his <br />property were included. The area where the senior housing is proposed <br />consists of the Ultimate Golf property. Rutzick reported that as of yet <br />there have been no discussions with the owners of Ultimate Golf regarding <br />this proposal. <br />Pedersen commented that the concept plan appears to consist of a lot of <br />parking area. Rutzick pointed out that parking must be provided for <br />60,000 square feet of space. <br />Fahey asked how much square footage there is in the existing Venetian <br />Inn buiiding. Joe Vitale replied that The Venetian Inn consists of 20,000 <br />square feet. The concept provides for 10,000 square feet for a new <br />Venetian Inn. <br />Scalze agreed that there appears to be a great deal of parking, and <br />suggested that a shared parking arrangement might be practical given that <br />office parking would not be utilized during the evening hours. <br />Rutzick replied that they are open to reducing the parking. <br />Fahey asked if the concept works without the senior housing component. <br />Rutzick stated that he was sure it did and that the two buildings are <br />unrelated concepts. <br />18 <br />
