MINUTES <br />CITY COUNCIL <br />JANUARY 27, 1999 <br />noted the good job that the developers have done with other <br />projects, and noted that greater densities are typically seen in <br />townhome developments. Fahey stated that he would support the <br />plat as presented, but indicated that he did not like the process. <br />Fahey felt that an a~reement was necessary to address the berm <br />and landscaping issues. <br />Morelan agreed that landscaping and buffering needed to be <br />addressed. Frattalone indicated that he was agreeable to providing <br />a five-year bond to ensure that the landscaping will be maintained. <br />Fahey suggested that a letter was necessary from Slumberland <br />agreeing to Frattalone's landscaping of the berm and subsequent <br />maintenance. <br />Scalze asked about the open space east of Lot 1 along DeSoto <br />Street. Frattalone reported that this would be open space again <br />pointing out the possibility of diverting a future improvement of <br />DeSoto Street further west. <br />It was suggested that an easement be obtained for this area <br />pointing out the storm sewer that exists in this location. <br />Mr. LaValle introduced the following resolution and moved its <br />adoption: <br />RESOLUTIONNO. 99-1-23 -APPROVING THE <br />PRELIMINARYAND FINAI. PLAT FOR PITRINA PARK <br />TERRACL THIRD ADDITION AS REQUESTED BY MR. <br />FR,9NK FRATTALONE SUI3.IECT TO COMPLIANCE WITH <br />THE RECOMMENDATIONS OF THE CITY PI.ANNER, CITY <br />ENGINEER, AND PI ANNINC COMMISSION, SU73JECT TO <br />SUBMISSION OFANACiREEMENT WITH SI.UM73ERLAND <br />AD~RESSING MAINTENANCE AND LANDSCAPINC OF <br />THE BERMSEPARATING THE TWO PROPERTIES, <br />SDI ~JECT TO THE DEDICATION OF ALL EASEMENTS <br />DE~"ERMINED NECESSARY I3Y THE CITYAND <br />DECLARING THAT NO ADDITIONAL DEVEI,OPMENT <br />WILL 73E ALLOWED ON THE PROPERTY LOCATED EAST <br />OF LOT 1 <br />The foregoing resolution was duly seconded by Fahey. <br />Ayes (4) LaValle, Fahey, Scalze, LaValle. <br />Nays (1) Morelan. Resolution declared adopted. <br />
