MINUTES <br />CITY COUNCIL <br />FEBRUARY 10, 1999 <br />would assemble a number of small parcels that would be difficult <br />to assemble and redevelop. <br />Morelan pointed out that the types of retail uses allowed in a B-2 <br />zoning district are limited. Morelan suggested that the developers <br />review the B-2 District, and work with the City Planner on this <br />issue. <br />Scalze asked if it would be better to rezone the property to PUD or <br />B-2. Fahey pointed out that the PUD zoning district excludes auto- <br />related uses. Fahey felt that the City can accompiish what it wants <br />by rezoning to B-2 and using the CUP to restrict the property. <br />Scalze suggested that if the City rezones to B-2 it would lose some <br />control over the property. Scalze suggested perhaps the City <br />should create a new zoning district to accomplish what it wants. <br />Morelan indicated that when he first reviewed the concept proposal <br />a couple of weeks ago, he had a lot of concerns. The City had just <br />finished its update of the Comprehensive Plan, and Morelan felt <br />that the City should stick with that Plan. However, upon a closer <br />review of the Comp Plan and the definition of auto-related, he was <br />not sure that a destination-type store like a tire store fit the <br />definition of auto-related. <br />LaValle suggested that the Council consider the rezoning of the <br />entire corner, includin~ Gas-N-Go and Tom's Auto Sales. LaValle <br />pointed out that Tom's Auto Sales has plans to take down the <br />house on his property and replace it with screened, outdoor <br />storage. LaValle further noted that currently Gas-N-Go is a non- <br />conforming use, and a rezoning to B-2 would bring that property <br />into conformance. <br />The Council discussed the properties it felt should be involved in <br />the possible rezoning to B-2, and it was their consensus that just <br />the property proposed for redevelopment by Mr. Linn should be <br />included at this time. <br />Pedersen pointed out that architectural controls would be in place <br />for the Linn development. <br />Mr. Fahey introduced the following resolution and moved its <br />adoption: <br />
