MINUT~S <br />C`ITY COUNCIL <br />JULY 14, 1999 <br />The City Planner suggested that the parkin~ requirements may be <br />dramatically different since parking requirements are often times based on <br />the use of the property. The original use of this site could have changed <br />from the auto-related uses that currently exist on the property. The <br />Planner indicated that plrking requirements for warehouse uses are <br />relatively low while parking requirements for auto-related uses are <br />relatively high. <br />Fahey stated that he is not excited about havin~ a junl<yard in the City. <br />Fahey felt there was a significant problem with the condition of this <br />property and felt it needed to be cleaned up. He felt that either the Code <br />needed to be amended to allow the wholesale storage of junk vehicles, or <br />the property needed to comply with the existing code. <br />Scalze pointed out the option of locating auto parts inside the building. <br />Morelan felt that the recycling of vehicles was a good business but pointed <br />out that the visull impact of the }~roperty was poor. Morelan too <br />suggested storing the auto parts inside the building. <br />Valento stated that the amount of parts that are required for this business <br />could not be stored inside the building. Valento also reported that when <br />Benchmlrk Auto is done with the clips, there are parts on those clips that <br />are valuable and are saved for future use. Valento again indicated thatthe <br />prope~ty wil] be clelned up and estimated that about half of the materials <br />stored on site will be removed. <br />Sc11ze pointed out that if the City allows the outdoor storage of auto parts <br />for this business, it will have to allow it for others. <br />Valento reported that he would hate to lose Benchmark Auto as a tenant, <br />and would like to find a way to keep this business on the property. <br />However, the business must have this outdoor stora~e in order to survive. <br />All the parts will not fit inside the building. <br />Fahey suggested that business may hlve outgrown the property. Fahey <br />also indicated that he was concerned about the consistent application of <br />the City's Codes. However, he felt thaY if Che sYandards do not make sense, <br />then perhaps another lool< should be tal<en at them, specifically the parkin~ <br />requirements and not the storage ofjimk vehicles. <br />Mr. Fahey int~roduced the following resolution and moved its adoption: <br />RESOI,UTION NO. 99-7-177 - TA137,INC: ACTION ON THE <br />CONDITIONAI.
