MINUTES <br />CITY COUNCIL <br />AUGUST 11, 1999 <br />the issue is complicated given that the Comp Plan indicated that the area should <br />not remain I-1. <br />Fahey moved to call a public hearing to consider the rezoning of the two <br />Industrial (I-1) properties in this area to Single Family Residential (R-1). This <br />motion died for lack of a second. <br />Morelan pointed out that County Road D is a heavily traveled County road and <br />he was not sure it was a good location for residential development. Morelan <br />suggested that perhaps Residential Business (RB) would be a more appropriate <br />use for the area. Morelan suggested that the Council obtain the input of the City <br />Planner in this regard. <br />Fahey pointed out that the Counci( discussed the use of this property as part of <br />the Comprehensive Plan update. He suggested that it was now time for the <br />Council to take action on the issue. <br />Pedersen pointed out that the Buetows bought the property after the Council had <br />the discussion. Therefore, they never had the opportunity to consider the issue. <br />Morelan felt that the matter should move forward. He asked if the Council were <br />to call a public hearing to consider rezonin~ the property to R-1 and during the <br />course of the hearing determined that RB was a more appropriate zoning, if a <br />new public hearing would have to be advertised. The Attorney replied that that <br />would be correct. Morelan also noted that if the property were rezoned, the <br />existing use of the property or the buildings could not be added to. <br />LaValle pointed out that Arcade Electric has operated from this area for many <br />years. LaValle suggested that the rezonin~ would put both the Buetow's and <br />Arcade Electric out-of-business. <br />Fahey stated that the property is not appropriately zoned as Industrial. Morelan <br />felt the City should have moved forward and rezoned the area at the time it was <br />considering the Comp Plan Amendment. <br />Fahey sug~ested that discussion of the matter be placed on the a~enda for the <br />August 25" meeting. At that meeting the City Planner should provide input as <br />to whether ~-1 or RB zoning would be the most appropriate for the property. It <br />was recommended that in addition to the Buetow property, the Arcade Electric <br />property would also be discussed, and the property owners involved would be <br />notified. <br />
