MINUTES <br />CITY COUNCIL <br />OCTOBER 13,1999 <br />an existing commercial park <br />Bartholie reported that the vast majority of surrounding neighbors want <br />the McCumber and Buetow properties to remain I-1. A petition was <br />circulated to the property owners in the six-block area, and all but two <br />signed the petition in supporC of the I-1 zoning. <br />Bartholie felt that the City has a lot of opportunities it could take <br />advantage of if the property were to remain I-1. First, it would ensure that <br />good citizens and a sound business remain part of the community. The <br />property would be operated as it has been in the past. A change in zoning <br />may result in tenants that are not the quality that current tenants are. A <br />change in zoning would limit McCumber's selection of tenants. Bartholie <br />pointed out Chat the City has been collecting commercial taxes on the <br />property. If the property is rezoned to residential, the use of the property <br />will decrease. Bartholie also pointed out that the continuation of the I-1 <br />zoning is popular with the surrounding property owners. <br />Bartholie pointed out that retaining the I-1 zoning provides an opportunity <br />for the upgrade and improvement of the Buetow property. Bartholie stated <br />that it was his understanding that the Buetow's have appeared before the <br />Council and indicated that they will consri•uct a new building on their <br />property. This will increase the tax base and revitalize the property at a <br />significant intersection as well as enhance surrounding property values. <br />Bartholie asked the Council to consider the detriment that the rezoning of <br />these sites to anything other than I-1 would cause. Bartholie asked the <br />Council to take advantage of the opportunities it has if the property were <br />to remain I-1. He urged the Council to retain the I-1 zoning and to amend <br />the Comp Plan accordingly. <br />Mr. Buetow appeared before the Council and reported that he has hired an <br />architect to put together building plans for their site. Buetow reported that <br />he would like to construct an "L-shaped" building on the site possibly <br />incorporating the existing house into that building. <br />Fahey pointed out that the Planner is suggested that if the property is <br />zoned to BW, the Council may want to consider amending the BW <br />District to allow contractor's shops. The Administrator pointed out the <br />CounciPs discussion at the last meeting relative to accommodating the <br />existing contractor's shops leasing from the McCumber's. Given that the <br />existing standards of the BW District do not provide for contractor's <br />shops, if the Counci] were to rezone to BW, an amendment would be <br />necessary. The other option pointed out would be to rezoned to PUD. <br />
