The garage portion <br /> of the addition will consist of 600 square feet. The applicant currently has an 880 <br /> square foot detached garage on the property. A CUP is required in order to allow for <br /> the construction of a second garage as well as the addition of more than 1,000 square <br /> feet of garage space. <br /> ANALYSIS <br /> Zoning. The subject site is zoned R-1, Single Family Residential. Private garages are <br /> a permitted accessory use provided they are used to store domestic supplies and non- <br /> commercial equipment. Approval of a CUP is required in order to allow for more than <br /> one garage and/or to allow for garage space in excess of 1,000 square feet. In no case <br /> can the amount of garage space exceed 1,500 square feet. <br /> Lot Requirements. The required lot area for lots within the R-1 District is 10,000 <br /> square feet. Required setbacks are 30 feet from the front property line, 7 %2 feet from <br /> the side property lines and 30 feet from the rear property line. The subject site and <br /> proposed addition exceed these requirements. <br /> Addition Description. The proposed wood shop and garage addition will be attached <br /> to the north side of the existing home and will extend towards the east. The wood shop <br /> will be adjacent to the house and will be connected to the proposed garage addition via <br /> <br />
