'T'he Planning
TI)G)1R'pON Cotnnaission has recommended approval of the CUP as requested.
STI2L:FT -
ROY FR>;NCIT The City Planner reviewed his report dated June 21, 2007 relative to this
CUP request. The Planner noted that Mr. Preach plans to remodel his
existing attached garage into additional living space, and construct a 1,500
square foot garage behind his home. 1'he Planner reviewed Mr. French's
proposed driveway design, which involves retaining much of the driveway
that leads brio the oxisting garage and adding additional driveway that
crosses the front yard and swings around the north side of the house and
over to the new garage location. 'the Planner pointed ottt that the Code
prohibits the parking of cars in front yards on other than driveways which
lead directly into a garage.
"1'he I'lanncr noted the reoommendation in his June 7°i report that the
French driveway be relocated to the south side of the property. The
Planner indicated that Mr, French has reported that given the grade
changes on the south side of his home, a retaining wall would be necessary
iir order to locate the driveway on the south side of the property. The
Planner reported that another option would be to move the driveway to the
north side o'f the property. The Plirner indicated that while the Planning
Commission reeomtnended approval o1'the CUP with the driveway
location as proposed by Mr. French, it is his that the driveway be moved to
the north side of Ale property. `T'he Planner also recommended that the
CL7T' be subject to no business activity fi•om the building, and no other
accessory storage buildings on the property.
Alescner asked the procedure for issuing a building permit fora 1,500
square foot garage yet ezrsuring that the existing garage space is remodeled
into living space. The City Planner recommended that one building permit
be issued for the new garage and the remodel project. He indicated that a
Certificate of Occupancy would not be issued until both projects are
completed. If the existing garage is not remodeled as proposed, the City
7
