3 <br /> <br />• No changes to the setbacks of the C-2 Corridor Mixed district. <br /> <br />• Across all districts, provided property owners the flexibility to have shared driveways, <br />corner side access, or rear access without needing a variance. <br /> <br />Industrial (I-1 and I-2) <br />• In I-1 and I-2, the proposed ordinance removes the front setback requirement. The <br />numbers placed there were likely a typo from the last code update. Given that the Code <br />has setback requirements on every other side, if strictly enforced, it would make having <br />a driveway impossible without a variance (as nowhere could a driveway legally connect <br />to the ROW/Street if it must be setback a distance from it). <br /> <br />• In I-1 and I-2, reduced the side setback for driveways from 10 feet to 5 feet. Nearly all <br />I-1 properties, especially in the Ryan Industrial Park have 0-foot setbacks for their <br />driveways. 10 feet on both sides of the property will be nearly impossible for businesses <br />to find when looking to redevelop. <br /> <br />• Reduced the rear driveway setback in I-2 from 30 feet to 10 feet. Currently, the parking <br />space rear setback is only 10 feet which is somewhat contradictory with the driveway <br />standard. Moreover, it’s generally best practice to encourage loading/storage/turnaround <br />activity to occur in the rear of a building rather than the side or front. Staff’s opinion is <br />that it would be advantageous to reduce this setback and encourage that activity in the <br />rear. <br /> <br />• Staff have kept the large driveway setbacks from residential district properties in place <br />as-is. <br /> <br />Public/Semi-Public (P) <br />• Similar to the Industrial districts, there was a typo in the current Code requiring a front <br />setback making it impossible to have a driveway if strictly enforced. <br /> <br />• Reduced the side setback from 10 feet to 5 feet to keep consistency with other districts. <br /> <br />2. Section 915.060 Driveways (Ordinance 915) <br />This section consolidates standards related to driveways into a singular place.
