<br />SECTION 3. Chapter 904, Table 904-8 of the Little Canada Zoning Ordinance is amended to <br />read as follows: <br />Table 904-8: Required Setbacks (feet), R-2 District <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> 1. The front setback shall be applied as a “build-to” distance except in instances of “setback averaging” as allowed by #2, <br />below. See Table 904-6 for garage setbacks. <br />2. If two or more existing houses on the same side of the block have front setbacks other than the standard, the setbacks <br />for the remaining lots on that side of the block shall be the average setback of the existing houses. <br />3. A covered front porch or a covered front stoop, with a lateral enclosure of not more than a balustrade, may encroach <br />into the front yard setback by up to 6 feet. <br />4. If an adjacent house has a front yard facing the side street, then the corner side setback shall equal the front setback of <br />the adjacent house. <br />5. If primary vehicle access is provided from the rear, driveways may have a zero (0) foot setback from the rear property <br />line. Any driveway accessing the front yard shall comply with the front yard setback applicable to the principal <br />structure. <br />6. Shared driveways may have zero (0) foot setback from the side property line subject to the conditions outlined in <br />Section 915.060. <br />7. Driveways may have a zero (0) foot setback from the corner side property line when providing primary vehicle access <br />from the corner side yard. Driveway access from both the front and corner side yards may be permitted with zero (0) <br />foot setbacks, subject to approval by the City Engineer and Zoning Administrator based on site-specific factors such as <br />lot configuration, circulation, and pedestrian safety. In all cases, driveways must be designed to minimize conflicts with <br />pedestrian areas and comply with visibility and drainage standards. <br /> <br />SECTION 4.
