This proposal is based upon the following project <br />understanding and approach. <br /> <br />PROJECT UNDERSTANDING + APPROACH <br /> <br />Over the past ten years community need for a space to support community gathering and events has <br />become increasingly evident in Little Canada. In 2019 the Parks and Recreation Commission began <br />exploring in earnest the development of a building in Pioneer Park to meet this need. By 2024 a key <br />parcel was purchased at 2884 Centerville Road – adjacent to the park and the public works facility. The <br />city now seeks assistance in furthering this effort with the development of a conceptual design, cost <br />estimate, and graphics for the Community Building and its adjacent outdoor amenity spaces. <br /> <br />The Bolton & Menk team is dedicated to providing outstanding creative and technical deliverables in <br />support of this effort and is poised to deliver in a timely and cost-effective manner to help build <br />consensus and excitement for the future Little Canada community building. <br /> <br />To ensure a positive project result that meets the city’s requirements, we have developed a project <br />approach that is rooted in three primary goals: <br /> <br />+ Provide creative and appropriate solutions focused on Little Canada’s specific needs <br />+ Maximize value and cost effectiveness through sustainable design and sensible, inspired solutions <br />+ Build client, public, and consultant trust and satisfaction <br /> <br />This document details our proposed approach for concept design and cost estimating for the proposed <br />community building site and amenity space. In general, the following scope will include concept design of <br />the proposed improvements, a preliminary cost opinion, and supporting graphic renderings. <br /> <br />SITE DESCRIPTION <br /> <br />The project is located at 2884 Centerville Road, adjacent to Pioneer Park and the Little Canada Public <br />Works building. The project area is comprised of approximately 1.3 acres and will include a new <br />community building, supportive amenity spaces, parking, and vehicular and pedestrian circulation. Our
