Potential design elements may include some combination of the following <br />components: <br />• Drop off / Pick up Area <br />• Indoor/Outdoor Flex Space that may include: <br />o NanaWall <br />o Firepits <br />o Yard games <br />• Cooling/Heating Areas <br />• Outdoor restroom <br />• Identification of Public Art Opportunities <br />• Covered/lighted Outdoor Space <br />• Mix of seating options <br />• Mix of surface paving materials <br />• Universally accessible design <br />• Planting areas that create an intimate and inviting space <br /> <br />SCOPE OF SERVICES <br /> <br />TASK 1: CONCEPT DESIGN <br />Subtask 1.1 Preliminary Site Concept Design + Preliminary-Level Cost Estimate <br />The Bolton & Menk team, in coordination with Ortel Architects, will develop one (1) site concept with <br />varying character images to be presented to city staff and the TAC for discussion and consideration. The <br />sketch plan graphic will be used for discussion to invoke ideas from City staff and the TAC to inform what <br />the preferred site concept should or shouldn’t incorporate. Our team will work with Ortel Architects to <br />develop a preliminary cost estimate range that will be based on character imagery options and level of <br />design intensity represented in each. These concepts will be informed by background information <br />provided by the city (previous TAC findings), previous experience and knowledge of the site, collaboration <br />with the project architect, and findings from attendance at the TAC Meeting #3. <br /> <br />Subtask 1.2 Present Concept Design <br />The Bolton & Menk team will co-present the preliminary concept design and project cost estimate range <br />with the project architect at the TAC Meeting. This meeting will be used to spur conversation and gather <br />input from the City and the TAC identify a preferred design direction for the final design graphics. <br /> <br />Task 1 Meetings: <br />+ In-Person Attendance at one (1) TAC Meeting on August 12, 2025 <br />+ Attend one (1) virtual coordination meeting with City staff and project architect to confirm and <br />align desired program and prepare for Task 2 <br /> <br />Task 1 Deliverables: <br />+ One (1) 2D digital/hand sketch concept plan graphic with character/precedent imagery in digital <br />PDF format <br />+ One (1) preliminary project cost estimate range
