To Honorable Mayor, Council Members, and Planning Commission: <br /> I am applying for a Conditional Use Permit Comprehensive Sign Plan for the building at 2526 N. <br /> Rice Street. The building is 2,420 square feet and has two rental spaces of 1,2 ] 0 square feet each, <br /> accordingly, rental space A and yenta] space B. Rental space A has tenant ASAP Sign shop which <br /> has been renting for the past 15 years. Rental space B has been leased to Pappa Murphy's Pirza <br /> for five years with two five-year options. The multi-tenant building is on a corner lot with the <br /> total building silhouette being 1,313 square feet (counting both faces of the building). Therefore, <br /> 15% of that, or 197 square feet is available for sign space. I would like to request the sign space <br /> be divided equally between tenant A and tenant B, which would be 96.5 square feet per tenant. <br /> The free standing sign is a legal non-conforming sign because it does not meet the five foot <br /> setback requirement but it is grand-fathered in, and therefore I will be changing the sign faces <br /> only. <br /> Additionaly, each tenant will be allowed one sign on the fiont of the building facing Rice Sheet <br /> and one sign on the side of building facing Demont.
