<br /> MINUTES <br /> <br /> PLANNING COMMISSION <br /> <br /> OCTOBER 8, 2009 <br /> AMEND The City Planner reviewed his report dated September 30, 2009 <br /> ZONING relative to the threshold number of lots and determines a simple <br /> CODE- subdivision. The Plamier indicated that the Zoning Code has an <br /> SIMPLE established threshold of two lots. Lots splits of three lots or more <br /> SUBDIVISION are required to go through the platting process. The Planner noted, <br /> however, that past practice of the City has been to require plats for four <br /> lots or more. The Planner reported that the platting process is involved <br /> and expensive. He also noted that the most common reason to require a <br /> plat when the dedication of public right-of--way is involved. "the Plamier <br /> felt that it was not typical that street or utility dedications are necessary <br /> under a two or three lot subdivision. <br /> Knudsen asked why the threshold should be three lots and not four. '1•he <br /> Planner indicated that a four lot subdivision would be at least one acre in <br /> size and would be subject to storm water regulations. Therefore, three lots <br /> is a reasonable Chreshold. <br /> Mr. Everson recommended approval of an Amendment to the Zoning code <br /> increasing the threshold number of lots that determines a simple <br /> subdivision to three. <br /> Motion seconded by Pechmaml. <br /> Motion carried 7 - 0. <br /> ADJOURN Mr. Barraclough recommended that the meeting be adjourned. <br /> Motion seconded by Duray. <br /> Motion carried 7 - 0. <br /> There being no further business, the meeting was adjourned at 8:30 p.m. <br /> Respe tfully sub i ted, <br /> Kathy Gla ~ er <br /> City Clerk <br /> -6- <br /> <br />
