<br /> MINUTES <br /> <br /> PLANNING COMMISSION <br /> <br /> NOVEMBER 12, 2009 <br /> Duray asked how many businesses would he located in the building. <br /> Mellgren replied that there are three businesses there now and there could <br /> be four. If Mach One ever vacated the property, that space could be split <br /> into two for a total of five rental spaces. Mellgren noted that the building <br /> is 11,000 square feet in size. Duray asked if the Code limited the wall <br /> signage to one per business. The City Planner indicated that the Code <br /> addresses the total square footage of signage allowed, not the allocation of <br /> the signage between businesses. <br /> Knudsen asked about the pylon sign. Mellgren noted that the pylon has <br /> two individual sign panels, and he would be adding a third at some point. <br /> There were three sign panels on the pylon at one time. The City Planner <br /> indicated that the Code Rnforcement Officer's review indicates that the <br /> third sign panel could be added to the pylon while still maintaining total <br /> signage amount under I S% of the silhouette area. <br /> Knudsen pointed out that given the total signage is under the 15% <br /> maximum, the only issues relate to design. Duray asked if the awning is <br /> considered a sign. Mellgren replied that it was, but noted that that <br /> particular business will be moving out and the awning will be removed. It <br /> will be replaced with a 1~~aditional wall sign when a new tenant is <br /> identified. <br /> There was no one present wishing to comment on this matter. <br /> Duray r~;ommended approval of the Amendment to PUD Permit for a <br /> Comprehensive Sign Plan for 2768 and 2770 Rice Street subject to total <br /> signage area remaining at or under 375 square feet, and subject to signage <br /> meeting the City's Architectural Guidelines. <br /> Motion seconded by Pechmaun. <br /> Motion carried 6 - 0. <br /> SPECIAL Mr. Joe Cher Dona Yang, 30 Old County Road C, appeared before the <br /> USE Commission requesting a Special Use Permit for a home occupation <br /> PERMIT - related to the fabrication and repair of dental devices. Yang reported that <br /> 30 OLD he currently has afull-time job, and would like to supplement his income <br /> COUNTY with this home occupation. If there was enough work, the home <br /> ROAD C - occupation could become his full-time employment. Yang anticipated that <br /> YANG he would have one dental job to do every 1 to 2 weeks. Yang reported <br /> that he would pick up work from dentists, do the work at home, and then <br /> deliver the completed work to the dentist office. Yang stated that he <br /> would have no employees. Yang reported that his brother-in-law has done <br /> this type of work for the past several years, and he would be advising him <br /> -2- <br /> <br />
