The site is 7.67 acres in area and <br /> is zoned R-1, single family residential. <br /> History. The previous owners requested Preliminary Plat approval back in September <br /> of 2007 for Richie Place, a 16-unit residential development with three of the proposed <br /> lots located in the City of Maplewood. At that time, the concept planning issues <br /> included: future street connections to the east and west, the extent of the wetland <br /> boundaries in and around the plat property, drainage and stormwater control, and <br /> location of the cul-de-sac, as well as coordination with Maplewood on the three lots that <br /> would be outside of Little Canada's jurisdiction. <br /> Zoning. The site is zoned R-1, Single Family Residential. The purpose of the R-1, <br /> Single Family Residential District is to provide for low density single family detached <br /> residential dwelling units and directly related, complimentary uses. <br /> Comprehensive Plan. The subject site is designated for low density residential uses in <br /> the City's Comprehensive Plan. The Comprehensive Plan contains several goal <br /> statements for the East Portion of the City, where the site is located. One such goal is <br /> to maintain and improve the East Portion of the City as a safe, viable, orderly, <br /> productive and enhanced environment for the residents of the City. The East Portion of <br /> the City provides the majority of the single family residential land use opportunities for <br /> the City. The Plan states the future development in this section of the City shall <br /> maintain or enhance the existing cohesive land use pattern. <br /> <br />
