The valve near <br /> Station 6+00 should be moved north to the other side of the tee. The valve near <br /> Station 1+50 should be moved to the west closer to the tee. <br /> 2. The landscape plans indicate that there is an irrigation box at the landscaping <br /> berm to the west of Station 0+50; however no water service is shown. Details on <br /> how water will be provided should be included. <br /> 3. The existing house at 2940 Labore Road to the west of the new development is <br /> currently served with sewer and water. The sewer and water service shown at <br /> approximately Station 1+08 is not necessary and should be deleted from the <br /> plans. <br /> 4. Lot 1, Block 1 is not covered by a 250-foot radius from the hydrant in between <br /> Lot 4 and Lot 3 or from any existing hydrant on Labore Road. A hydrant should <br /> be added at the intersection. <br /> 5. The sanitary sewer service provided for 2934 Labore Road at approximately <br /> 5+25 should be located closer to the existing house. The service location should <br /> be sighted based on the sketch layout for the future lots possible from the <br /> combination of Outlot B and the adjacent property. An easement will be <br /> necessary across Outlot B. <br /> 6. All sanitary manholes should have 0.1' drops across the structure. <br /> 7. The maximum grade for the 8-inch sewer is 8.29%. This grade is exceeded <br /> between Manhole 10 and Manhole 11. <br /> 8. An inside drop should be utilized in place of the outside drop at Manhole 4. A 5- <br /> foot diameter structure should be installed instead of a 4-foot structure and the <br /> drop constructed as per the city detail. <br /> Sheet4 <br /> 1. The City is reviewing the installation of the sewer and water across the Battista <br /> and Himmelbach properties as an addition to the developer's project or as a City <br /> project. At this time the necessary easements or right-of-way have not been <br /> acquired and the means of construction may be dependent on the method of the <br /> right-of-way acquisition. Regardless of the method of acquisition the City has <br /> agreed to provide sewer service to the Gervais Wood development. The <br /> Developers anticipated schedule would require service by July 1, 2010. <br /> Sheets <br /> 1. Storm sewer structure 5 should be moved so that the casting is out of the <br /> driveway and at the property line. <br /> 2. Gutter flow spread calculations should be submitted to ensure that no more than <br /> half of a driving lane is being flooded during the 10-year rain event.
