The valve near Station 6+00 should be moved north to the other side of the tee. The valve near Station 1+50 should be moved to the west closer to the tee. 2. The landscape plans indicate that there is an irrigation box at the landscaping berm to the west of Station 0+50; however no water service is shown. Details on how water will be provided should be included. 3. The existing house at 2940 Labore Road to the west of the new development is currently served with sewer and water. The sewer and water service shown at approximately Station 1+08 is not necessary and should be deleted from the plans. 4. Lot 1, Block 1 is not covered by a 250-foot radius from the hydrant in between Lot 4 and Lot 3 or from any existing hydrant on Labore Road. A hydrant should be added at the intersection. 5. The sanitary sewer service provided for 2934 Labore Road at approximately 5+25 should be located closer to the existing house. The service location should be sighted based on the sketch layout for the future lots possible from the combination of Outlot B and the adjacent property. An easement will be necessary across Outlot B. 6. All sanitary manholes should have 0.1' drops across the structure. 7. The maximum grade for the 8-inch sewer is 8.29%. This grade is exceeded between Manhole 10 and Manhole 11. 8. An inside drop should be utilized in place of the outside drop at Manhole 4. A 5- foot diameter structure should be installed instead of a 4-foot structure and the drop constructed as per the city detail. Sheet4 1. The City is reviewing the installation of the sewer and water across the Battista and Himmelbach properties as an addition to the developer's project or as a City project. At this time the necessary easements or right-of-way have not been acquired and the means of construction may be dependent on the method of the right-of-way acquisition. Regardless of the method of acquisition the City has agreed to provide sewer service to the Gervais Wood development. The Developers anticipated schedule would require service by July 1, 2010. Sheets 1. Storm sewer structure 5 should be moved so that the casting is out of the driveway and at the property line. 2. Gutter flow spread calculations should be submitted to ensure that no more than half of a driving lane is being flooded during the 10-year rain event. In general, we would recommend structures 12 and 13 be moved to the property line to the north to diminish the chance that they end up in or very close to a driveway.
