Hanson reported that their goal was to create a <br /> development that fit the character of Little Canada. He reviewed the <br /> extensive landscaping that is proposed as well as the rain water gardens. <br /> Hanson reported that, as the builder, they will so the landscaping of <br /> individual yards. <br /> Hanson reviewed the benefits that the Gervais Woods development will <br /> bring to the community, creating great homes on high-quality land. <br /> Hanson reported that Hanson Builders was started in 1979, and they have <br /> never changed their name, phone number, nor filed bankruptcy. Last year <br /> Hanson Builders sold 45 homes which was an accomplishment in the <br /> difficult market. Hanson reported that they are careful about what they do <br /> and do a good job at follow-through. <br /> Hanson then showed examples of the homes that they have constructed, <br /> noting they built the homes in Gervais Hills, located on County Road B-2. <br /> Hanson reported that once City approvals are obtained, they would begin <br /> moving dirt when the frost is out of the ground and would construct a <br /> model home on the corner lot. <br /> 1-Ianson reported that they are in agreement with the recommendations of <br /> the City Planner and the City Engineer, and pointed out that Outlot C has <br /> been eliminated. He noted that the back yards of three of the lots will be <br /> extended, and the remaining section of land will be sold to the adjacent <br /> Maplewood property owner. <br /> Duray asked about temporary cul-de-sacs for the east and west connection <br /> roads. The City Planner reported that the City Engineer is working with <br /> the applicants to design a temporary tw•n around at the future street <br /> connections. Bob Molstad, engineer for the project, indicated that a <br /> temporary cul-de-sac is being proposed on the western connection and a <br /> hammerhead turn around on the eastern connection. The hammerhead <br /> allows more room to work around existing trees in this atea. Duray asked <br /> if the Fire Department should comment on these turn arounds. The City <br /> Planner replied that the City Engineer would be doing this on the Fire <br /> Department's behalf, but suggested that it could he included in the <br /> Commission's comments. <br /> Duray asked if the lots meet square footage requirements. The Planner <br /> replied that the new R-1 minimum is 11,000 square feet, and the smallest <br /> lot proposed is 12,000 square feet. The rest of the lots are quite a bit <br /> larger than minimum. <br /> Everson asked if the developers are currently working with the City of <br /> Maplewood to get required approvals. Nathan Fair, Hanson Builders, <br /> replied that they have made application and are scheduled for Council <br /> review in February.
