1. Certificate of Real Tstate Value. <br /> 2. Chzsrng Statement. <br /> 3. TRS Form. A Designation Agreement designating the "reporting persozz" <br /> for purposes of completing Internal Revenue Form 1099 and, if <br /> applicable, Internal Revenue form 8594. <br /> c. T'ro-rations and Closing Costs. Sellor and Buyer agree to the following pro- <br /> rations and allocation of costs regarding this Agreement: <br /> 1. `Title izzsarance and Closin~t~'ees. Seller will pay all costs of the title <br /> commitment and the fees charged by 'I'itlc Company for any escrow <br /> required regarding Buyer's Objections. Buyer will pay for title <br /> examination and the premium required Poe tTte issuance of the Title Policy. <br /> Seller and T3ttyer will each pay one-half (1/7) of an}~ reasonable and <br /> customatry closing fee or charge of `Title Company or its agent. <br /> 2. Recordine Costs. Seller will pay the cost of recording all documents <br /> necessary to place record title in the condition warranted and required o1' <br /> Seller in this Agreement. Buyer will pay the cost o1' recording the <br /> Warranty Deed. <br /> 3. Reat estate Taxes. Seller shall pay all real estate taxes clue and payable <br /> izt the years prior to closing. Seller shall pay all deferred taxes whether <br /> they are so called "Circezt Acres" taxes or taxes that have otherwise been <br /> deferred. 'T'he real estate taxes due and payable iri the year of closing shall <br /> be pro-rated to the day of closing. <br /> 4. Sneciat Assessments. Seller shall pay all levied and pending special <br /> assessments. <br /> 5. l~eecl Tax. Seller shall pay the deed tax payable on recording of the <br /> Warranty Deecl. Buyer shall pay any and al] mortgage registry tax payable <br /> in connection with Buyer's T`utanoing. <br /> 8. BROT{PRACI~ Pl'srS.
